That’s why we use the best quality supplies, materials and trades right from the start of every job – so we can be sure there are no corners cut or shortcuts made. Knowing things are done right is how we can confidently offer an industry-leading minimum two-year comprehensive warranty on all workmanship. The vast majority of our projects never need our warranty program, but we feel strongly about standing by our work. Simply put: if things there’s anything that’s not right, we will make sure it is.
Warranty on Materials
Our contractors are highly experienced and use reliable, high quality fixtures and materials to ensure they will not only look great, but function well for years to come. These are covered by manufacturers’ warranties so if they are defective, can be easily and quickly replaced. If clients supply their own fixtures or materials for us to use, these are not covered by our warranty as we cannot personally guarantee their condition or quality.
Project Deficiencies vs. Warranty Period
Every single project we do includes a final walk-through stage. This is a chance for our clients to address any and all deficiencies with the construction manager. Clients are encouraged to provide feedback and remarks about things that needs to be fixed up or adjusted. Once those tasks are complete, the project is essentially complete. This is when our warranty period begins.
New Home Build Warranty
Jameswood complies with the Alberta New Home Buyer Protection Act, which provides a minimum level of guarantee for all homes that are at least 75% brand new. It has different coverage periods for various types of craftsmanship:
- Labour & Materials: 1 Year Minimum
This covers all defects in materials and/or labour. Addresses issues with the way a home was built or the materials it was built with, including items like flooring, trim, or fixtures.
- Distribution Systems: 2 Years Minimum
This covers defects in labour and/or materials related to essential systems including heating, electrical and plumbing.
- Building Envelope: 5 Years Minimum
This covers defects in the building envelope—the system of components separating the interior from the exterior including items such as wall framing and cladding, roof and window installation. This coverage comes with an optional two-year extension for a total of seven years’ coverage.
- Structural Integrity: 10 Years Minimum
This covers key structural components like the foundation. It applies to defects in material and/or labour that result in the failure of a load-bearing part of the home or cause structural damage that materially and adversely affects the owners’ ability to use and safely occupy the home.
