Best Renovation With an Addition - Finalist

This beautiful home was completely renovated on all 3 floors, a total of over 5,000 square feet. The addition, approximately 470 square feet, houses a casual eating area and family room.

The outside of the addition boasts a hanging outdoor radiant heating system under the main deck overhang. The decking material is Kayu, a South American hardwood.

The stunning front entranceway shows off the custom made door and spectacular handrail.

The kitchen needed a complete upgrade. It was expanded accordingly and an island placed in the centre to serve as a working and conversational area. A coffee bar and wine rack were used as a partial divider between the kitchen area and family room. The transition of the kitchen to the addition is seamless.

Mechanical systems were upgraded. Windows and doors were replaced throughout the house.

The basement was expanded to extend beneath the addition. It was upgraded to allow for a comfortable entertainment area with broadloom throughout. An exercise room was placed in the new north end of the basement. A former 2 piece bath was expanded to a full bathroom.

The main floor and upstairs were stripped of all finishes. Wainscotting was used throughout the dining room and entranceway to enhance the traditional style of the house. The dining room features a beautiful custom fireplace mantle and wide cornice moulding (created by Jameswood Studios, our custom millwork division)

Flooring throughout the main floor and upstairs became new, dark stained ash.

Upstairs, paint and finishes were upgraded. The master bedroom was altered to include a new walk in closet and ensuite. The ensuite now contains a large soaker tub and steam shower. In floor radiant heating was installed.

The owners requested extensive built in cabinetry in the mudroom accessed from the outside by a side entrance for the large active dog and muddy children. This has provided an amazing amount of storage space as well as a built in dog kennel under the sink.
